Application Fees must be paid by bank transfer using the property address and your surname as the reference.
1. References
We use a third party Licensed Referencing Agency to carry out references. They will initiate an online application by sending you a link via email and PIN by text. You will need to complete your application online.
These are undertaken to:
Verify your employment status, position and salary
Where you are self-employed your accountant will be contacted for verification of affordability
Obtain feedback from your current landlord (if relevant)
Check your credit history, verify addresses and whether any bad debts have been accumulated
2. Right to Rent Checks
By law we must ensure tenants have a right to rent a property within the UK. We will need to take copies (from the original documents) of photographic ID, proof of current address and residency status if appropriate. Without this information an application cannot proceed.

3. The Tenancy Agreement
Once satisfactory references have been received we will contact you to confirm a mutually agreeable tenancy start date.
Copies of the Tenancy Agreement and the initial account will be prepared and sent to you for your perusal. As with any legally binding document we recommend you seek independent advice as to its content if you have any queries.
The initial account needs to be paid into our bank account before the tenancy starts.

4. Moving in day
An appointment will be made for all tenants to attend our offices to sign the tenancy agreement in our presence, and to receipt the payment of the initial account that will have already been paid in cleared funds.
On the first day of the tenancy you are able to collect the keys, copies of the tenancy agreement and all other associated documents. An appointment will be made for you to meet the inventory clerk at the property to carry out the check-in inspection.

No. The viewing is not only an opportunity for you to view the property, but it also an opportunity to for us to meet you. Invariably our Landlord clients will want to know a little more about you, your family make up and the reason for your move etc. Its not an interview but its a start of a business relationship! Equally, this gives you the opportunity to ask questions about the property.

In the event that more than one set of applicants want to take the property we must revert to the decision of the Landlord. We will present each party's circumstances for them to make the decision.
Bad credit and/or outstanding CCJ's (County Court Judgements) will fail your application. However, in certain circumstances the Landlord might consider the application with the addition of a Guarantor, but they are not obliged to do so. It is extremely important that you disclose any knowledge of an issue that might affect your application before you apply as you will not be refunded any application fees in the event that the application fails.

Having already paid your initial account by bank transfer an appointment will be made for you meet in our offices to sign the tenancy agreements. All tenants must attend so the agreement signatures can be witnessed. Following this appointment you will meet the inventory clerk at the property to check through the inventory and schedule of condition report with you.
If there is fire or gas escape please exit the property immediately and notify the relevant emergency services.
For maintenance issues please call our property management department on 01280 704808 or click here to email us. We will endeavour to rectify the property without delay but there are rare occasions where contractors are busy at other jobs, or parts need to be ordered.
You will need to write to us so that your request can be passed to the landlord for their approval. Redecorating and other changes to the property are not allowed without the specific consent of the landlord.
On some occasions pets will be allowed in the property. If you intend to occupy the property with a pet from the start of your tenancy you must inform us at the outset. A larger deposit will be required. If you wish to introduce a pet into the property during your tenancy then specific written consent must be sought from your landlord. In addition a pet deposit will need to be paid and added to your protected deposit. Any damage caused by a pet in a property will need to be rectified by you. Also, the professional cleaning and sanitation of all carpets and soft furnishings will need to be completed at the end of the tenancy, at your cost.
You are contractually obligated to fulfil the full term of your tenancy. However, there are occasions where a new tenant can be found for the property. In such cases you would be responsible for the remarking costs the Landlord incurred by the Landlord and these will need to be paid in advance of a new tenant being found. Please contact our Property Management Department to discuss the situation further.
In advance of your tenancy ending you will be contacted to arrange an appointment for the independent inventory clerk to carry out the final inventory check. At this time the property must be fully ready for handover as the keys will be collected. The final report will be sent to Davies & Partners without unreasonable delay so that the deposit can be processed.
